As much as there set mechanisms to determine the sale price of an apartment building, there is also the same for commercial building. Do not imagine that commercial buildings will only be sold when they are in terrible shape, and they need to be repaired. On the centrally, there are other reasons like bankruptcy that can lead to selling of commercial real estate building. That means investing in commercial property is as good as investing in any other property.
